The short version: Signing the possession letter closes the door on many defect claims. Work through this list first — and only sign once you're satisfied.
OC issued and covers your flat
No occupancy certificate, no possession — full or part, it must cover you.
Snag the flat room by room
Record every defect and get it fixed or listed (see the snagging checklist).
Carpet area matches the agreement
Measure it — a shortfall is compensable under RERA.
Utilities and fittings work
Water, electricity, drainage, and the agreed fittings, all functioning.
Common areas and amenities as promised
Lifts, lobby, clubhouse and parking delivered as agreed.
Final dues reconciled
Get a no-dues certificate; don't overpay disputed “future” charges.
Collect all documents
OC, completion papers, warranties and the possession letter.
