How to Check if Your Floor Is Sanctioned

The short version: Buildings sometimes rise taller than the plan the authority approved. If your flat is on an unsanctioned floor, it can be demolished — verify before you book.

How to verify

Get the sanctioned building plan

The plan approved by the planning authority — not the builder's marketing brochure.

Confirm the total sanctioned floors

Your flat must sit on a floor that's actually sanctioned.

Match the CC stage

Construction should be sanctioned up to at least your floor's level.

Check for revised sanctions

If the building grew taller than first approved, there must be a revised, approved plan.

Cross-check MahaRERA

The number of floors and units declared on the RERA record should match the sanction.

What to watch for

  • “Sanction for the upper floors is under process” — that's a no until it's approved.
  • A building visibly taller than the approved plan.
